We aim to provide you with the best possible experience at an affordable price.
Please see below answers to common questions. If you've still got queries or have any special requirements, please don't hesitate to contact us to discuss. We'll do our best to make your stay as enjoyable as possible.
We work hard to keep our costs down, so our reception is not manned 24-7, however, the owners, caretaker and staff are often around the property if you need help.
We text message codes on the day of your arrival so that you may check in at your leisure once your room is ready for check-in. You'll also be provided with a phone number to ring if you have any issues, which we'll attempt to resolve as quickly as possible.
Please ring ahead if you need to drop off supply parcels or make any other arrangements.
Check-in is from 2pm. Earlier check-ins may be permitted subject to availability.
You will have received a booking confirmation through your booking agent or from our system (check your junk mail if you don't see it).
We will text message check-in details to the mobile number you have provided on the day of your arrival.
If we are around when you arrive, we'll be very happy to give you the guided tour.
Check out is 10am on the day of departure. Late check-out may be possible upon request, subject to availability.

To check out, simply leave the key in the door.

Parking is available at the rear of the property, accessed via the laneway off Burt St, with plenty of length for longer vehicles or trailers.
Additional parking is available on Burt and Throssell Streets.
A map is provided at the bottom of this page for more information.
Please refrain from parking in other premises' parking spaces.
Linen is included in the price of your booking, and includes set of a sheets, doona, pillow, blanket, towel, floor mat and flannel for each guest. Beds are made up prior to check-in.
Linen is not to be taken off the property in any circumstances.
Please bring your own beach towel if required.
Please respect our property. Do not dye your hair or perform any other activity that would stain our linen.
We reserve the right to charge for missing or stained items.
A well-equipped communal kitchen is available for your convenience, with a microwave, oven and BBQ.
Help yourself to tea, coffee, juice and water.
Although we don't supply breakfast, we do provide a selection of condiments. Bring your own bread, or buy some from the deli next door.
Ensure that any dishes you have used are cleaned, dried and put away, ready for other guests to use.
Each room has a small fridge, or you may keep food in the communal fridge if there is room.
Please only use what you have brought.
Grocery boxes are provided for your convenience. Please label your box and empty upon departure.
We offer free wireless internet access for our guests:

If you're on a Windows machine, you will need to click through to the second screen to enter the password.
The internet speed may not be great in bad weather or times of high usage, which is entirely out of our control. We have the best available internet for the infrastructure available.
A coin-operated laundry is available, with a front-loading washing machine, dryer, clothes airers and iron available for use. You can bring your own washing powder, or purchase a sachet from reception for $1.
A load of washing is $5 ($1 or $2 coins).
The dryer is $1 per 10 minutes of drying time ($1 coins only).
Change may be acquired from reception when we are around, or from the deli next door if you ask really nicely!
Most of our rooms make use of shared bathroom facilities.
There are four bathrooms, consisting of a ladies bathroom, gents bathroom and two unisex bathrooms. All have showers, but no baths.
If privacy is important to you, the unisex bathroom located at the rear of the property may be locked during use. Please be courteous to other guests and only lock this door when necessary and try to keep the time to a minimum.
We have just one room with a private bathroom (the Family Suite), which books quickly.

We have a great outdoor firepit space that you can enjoy during the cooler months.
A fire starter kit with everything you need to get the fire started is located in the Slay Space co-working space. Wood is stored in the seats around the fire pit for your convenience.
The firepit is not available during a prohibited burning period (generally 15 December to 15 March), or as prescribed by the local government, or on any declared total fire ban day.
Management reserves the right to prohibit the use of the fire for any reason.
We are bike-friendly, with bike racks around the property, cleaning gear, basic toolkit and pump available for your use.
If you are really attached to your bike and would prefer to keep it in your room with you, please contact us prior to booking so we can make sure you're booking a suitable room and we place you in the right location.
Unfortunately, we do not allow pets of any description.

All rooms, inside spaces and within 6m from any doorway are smoke-free zones.
Smoking is permitted only in the designated smoking area (the firepit area). No smoking in the other outdoor areas or in breezeways.
Please consider the comfort of your fellow guests.
We reserve the right to eject guests without notice and/or charge an additional cleaning fee if house rules or not adhered to.
There are occupancy limits on each room, for insurance and safety purposes, based on the number of beds in each room.
Please book the required number of rooms with beds for each person staying.
We do not have roll-out beds or portacots.
You will be provided with a code to access the guest access on Throssell St and the kitchen, so that you may come and go as you please.
Enter * your code #. A recording will indicate when the door has unlocked and you will be able to turn the handle.
Please ensure you leave the doors as you found them (locked or unlocked).
The oldest parts of the building were built more than 100 years ago, before modern universal access standards.
While we will do our best to accommodate your needs, please be aware that there are some fairly high steps required to access some areas, some doors are narrower than modern requirements and some handles and switches are high.
Please contact us prior to booking if you have any doubts about our ability to service your needs.
We are conscious of our impact on the environment and our local and global community.
We encourage guests to limit the length of showers and reduce power consumption wherever possible. Our previously very inefficient window-fitted air conditioners have now been replaced with newer, much more efficient models and the heritage sash windows' function restored to allow natural light and breeze for your comfort. We provide airers in addition to our coin-operated dryer for use when weather permits.
We use reusable products where it is safe and sanitary to do so. Our consumable toiletries are sourced from a social enterprise committed to reducing global poverty.
We offer a free exchange service for our guests to leave their excess products, such as spices and rice, for other guests, or to browse leftovers before purchasing new products.
We encourage recycling rather than waste with the provision of recycling bins around the property and a cash-for-containers collection point that collects funds for local not-for-profit organisations.
If you have any other ideas we can employ to reduce our impact, we'd be happy to hear them.
We understand that sometimes things pop up that are out of your control.
If you need to alter or cancel a booking, this must be done via the same platform as your original booking. e.g. if you originally booked through Airbnb, you'll need to request cancellations and/or date changes through Airbnb and are subject to that platform's terms and conditions.
If you've booked directly with us, we are happy to change dates for individual bookings, subject to availability, so long as arrangements are made prior to check-in codes being issued. Please provide as much notice as possible.
If cancellation notice is provided for individual bookings at least a week before your original booking check-in, we will provide a refund minus a fee to cover administration and bank fees of 2% (minimum $25).
An 85% refund is provided for individual booking cancellations less than one week, but up to 48 hours' notice prior to check-in time.
No refund is provided if cancellation is within 48 hours of the check-in time.
Bookings longer than 7 days or for 4 or more rooms are not eligible for refunds as per our individual booking cancellation policy. Please contact us directly to discuss terms for non-individual bookings.
Children and babies are welcome at Black Diamond Lodge.
Our rooms are optimised to cater for the number of people advertised. Unfortunately, there is not enough room to fit additional roll-out beds or mattresses on the floor.
If you are bringing an infant, please ensure you bring any equipment you need to ensure the comfort of your little one.
We are unable to provide high chairs, porta cots or other specialist equipment.
